Honestly this recognition took me by surprise. My 2025 was mediocre at best. I can tell you what was far from mediocre, my passion and hard, hard work. In a market where numbers (list price), mattered more than presentation, last year required hard core perseverance, much thinking outside the box and a whole lot of resilience. As well as some difficult conversations.

This recognition means that there are 1109 agents who ranked higher than me, and that’s ok. I made the top 1.5% which is a statistic that still blows me away. Even more so because I spend a lot of my time looking after my kiddos, fur babies & volunteering, while juggling work.

I am EXTREMELY grateful for my clients who loyally ask me for advice years after we have transacted together, who hire me in full trust of my capabilities, who are prepared to listen to the hard stuff (the buyer wants to back out! The stock market is on a downhill! Interest rates just went up, again!), and who lean on me unconditionally for support at all times. Thank you.

What I love the most about this career is probably that I get to go to bat for people all the time. I’m a fighter and a giver and so it gives me so much pleasure to fight hard for my clients so they can achieve what they want. And it is an HONOR to be part of what inevitably is always a huge life-defining adventure with them. Thank you. This is a very rewarding career when you care.

SOLD! Buyer represented, in Bow, WA.

I have known this buyer since she was 29, single and proud mama to Mia, her cute floof. We met at an open house, because that’s often how you meet new clients who otherwise are not part of your sphere.

I helped Tory buy her first home and fast forward a few years, she is married with a sweet little boy. She and her husband had purchased a second home and had been renting her first home which had been the plan all along (she is a smart entrepreneurial cookie!).

When Tory told me she and her family wanted to buy a new home we put a plan in place to sell her first home with the intention of also selling her current home and then purchasing “the dream home.” This plan took 18 months to execute, which is pretty short in the grand scheme of life. With another baby on the way the search for the *right* property was on.

Then it popped up, with a price drop that made it (kind of) affordable. And it had EVERYTHING that Tory and her husband were looking for, including a massive shop (the best we had seen in those 18 months), a gorgeous house that they could grow into and…18 acres of land. Land for mountain biking, for building trails through it…and maybe part of it, one day, for a small paddock. Who knows.

Bow is idyllic, it’s surrounded by horse farms, agriculture and my goodness some of the best eateries around. I cannot put into words how much of a pleasure it has been exploring these areas with Tory and her family. The adventures I get brought on as my clients venture through life are priceless. I mean this. To be a part of growth and expansion, pivotal life changes and sometimes hold hands through tougher moments, is a privilege. One that I am forever grateful for.

SOLD in Lynden, WA.

In a tough market this gem sold for 10% over list price - and we didn’t price low. Feedback from agents who toured was that we priced “just right.” Since this was a listing in Whatcom Co. and so outside of my regular area, I brought on an experienced colleague, , to co-list with me and she consulted on go-to-market strategy.

We knew it was going to be a hit when we had 11 showings booked across the first day and a half, 3 offers by the end of our first day on the market and 7 offers on the table within 24 hours.

*Why were we so successful?*

- Price was “just right” and so we attracted the maximum amount of buyers, many of whom were local.

- Presentation was on point with a recently remodeled kitchen, re-paint throughout and thoughtful decor.

- Sellers tackled the key maintenance items and we presented the home pre-inspected.

- The property showcased rare amenities, such as a shop on a large lot and essentially downtown. Location is everything!

- It turns out the timing was spot on for a mid-century built home in Lynden. There wasn’t much like-for-like inventory when we hit the market 4/23 and we attracted buyers who were ready to pounce.

I did not expect such overwhelming activity, but it made me so happy for my clients who were equally as overwhelmed. Note how everything aligned to make this a successful sale, from price to location and everything in between. Attention to detail ALWAYS matters, but never more than in a trickier market like today’s.

*Weekly Market Update* 3/31 2026

“New listings came in 2% below last year. There is still no sign of any wave of seller supply on 2026.”

While real estate market conditions are still slightly better than a year ago, the bad news is that the margin is shrinking and it’s fragile.

Interest rates climbed right back up to the mid 6s - that’s 65 basis points higher than a month ago, when we all saw some sweet relief at interest rates settling below 6% for 3 weeks or so.

In that timeframe of blissful relief, we saw some healthy competition return to our local markets, especially in the lower price points below $1,2million.

While the recent climbing interest rates (war & spiking commodity prices feed inflation fears and that pushes interest rates higher), I noticed end of January that the surge of housing inventory we were all expecting after the sluggish passiveness of last year, was not materializing.

Overall, sellers are feeling cautious. After all, if they sell, where do they go? This is also why some of our leading local sellers at this time are boomers - they have enough equity that they can afford to sell no matter what, and since they are mostly downsizing, can then purchase cash.

Lots more to unpack here, but this is a start.

PSA, I am not fear-mongering, I am grounded in data and I hate spinning a positive narrative for the self-interest of selling more homes. The reality is that in the right circumstances any market is a “good” market - it just requires some mindful strategic thought.

This is the story of how collaborating amongst colleagues can make all the difference.

Last week, after popping into my Fremont office’s peer-to-peer weekly collaborative session and sharing this listing, one of my colleagues realized this home could be the right fit for one of her long time clients.
