"After remaining resilient through the spring and summer, sales and listings were lower in August, suggesting that both buyers and sellers are becoming more cautious. There were 6,000 sales in August across the Philadelphia metro area, a 1.7% drop from last August.

Despite falling mortgage rates, new pending sales were also lower, declining by 0.9% compared to August 2024.

Listing activity had been tracking above 2024 levels, but in August the number of new listings across the Philadelphia region was 9.0% lower than it was last year. As market activity eased, price growth also slowed in August.

The median sold price last month was $405,000 which was a 2.5% gain from last August. This is the smallest year-over-year increase in the median price since May 2023.

Our region is very much an outlier compared to much of the rest of the country as it releate to the real estate market. While much of the US is experiencing an increase in the number of homes for sale on the market and flattening out / decrease in home values - the Northeast continues to have very limited inventory and increased home prices.

The number of closed sales and new listings coming on market are both down - indicating that overall sales will be close to flat from 2024 to 2025. Median days on market has climbed from 9 days to 10 days, but this is a very marginal increase and comes off of an already low base line.

The limited inventory continues to push prices up in our region. The median sale price in May 2025 is 5.3% higher than in May 2024 - a very significant increase - especially when viewed alongside the rest of the country.

The brief surge in new listings we experienced in March has not continued.

New listings are only up 0.9% year over year in April as compared to 9.7% in March.

As a result of persistent low inventory and higher buyer demand, median home prices have risen 5.7% Year to Date.

The story of 2025 in our region so far looks a lot like 2024 - low inventory coupled with buyer demand is continuing to push prices up.

The Philadelphia-area housing market experienced a notable surge in buyer activity during March, primarily fueled by a combination of increasing inventory and more favorable interest rates.

This influx of buyers translated into a significant uptick in pending sales, with a 4.5% year-over-year increase. Furthermore, the market saw a substantial 41.1% jump in pending sales from February to March, a typical pattern reflecting the seasonal momentum of the spring market.

Contributing to this increased buyer activity was a welcome rise in the number of new listings entering the market. Specifically, new listings increased by 9.7% compared to the previous year, and witnessed a 33.0% month-over-month increase.

While this expansion of available homes is positive news for buyers, it's important to note that the overall housing supply remains constrained when compared to historical benchmarks. In fact, the number of active listings at the end of March was still less than half of what was recorded in 2019, highlighting the persistent challenge of limited inventory in the region.

The Philadelphia metro area's housing market in February 2025 showed low buyer and seller activity, with both pending sales and new listings hitting decade and two-decade lows, respectively.

Despite a slight increase in overall inventory compared to last year, supply remains significantly below pre-pandemic levels. Consequently, median home prices continued to climb, up 7.5% year-over-year to $365,500.

While recent mortgage rate declines offer potential for increased buyer activity, affordability challenges and economic uncertainty persist, particularly for detached homes.

Buyer activity remained strong in December, even with mortgage rates hovering in the 6s and climbing. While still high, rates were lower than the year before, prompting buyers to adapt to this "new reality."

Home prices continued to climb in December, though at a slower pace than in recent months. This 5.7% year-over-year increase reflects the market's cooling. The market remains characterized by low inventory and rising prices.

December saw only 3,485 new listings, the lowest monthly figure in over two decades. Prospective buyers have navigated a challenging market with rising costs, elevated rates, and limited options.
