Here's what I'm watching this month: property type matters more than "the market" as a whole (single-family inventory is down 10.5% while condo inventory is flat); the first 8 showings tell you a lot — if a listing hits that mark with no serious interest, it's time to revisit price, condition, or presentation; sellers should expect negotiation, since homes are closing around 95% of list price; and buyers shouldn't wait too long, since well-priced homes are still moving fast in a tighter inventory environment.

📊 August 2026 Market Update — Bluffton & Hilton Head

Contracts are picking up, but pricing still favors well-prepared buyers.

Single-family pending sales rose 16.3% year-over-year, and condos/villas were up 9.1% — even as inventory tightened. But median sale prices are still below last year, and homes are selling at roughly 95% of list price across both categories.

What this means: buyers are engaging again, but they're still doing their homework. Sellers who price and present well are the ones getting to the closing table.
