UNDER CONTRACT… AGAIN!

Are you noticing a theme? Another golf course home in Johnson Ranch… and this time I’m on the buyer’s side.

My buyers wanted something they could move right into, and this one checked the boxes. Tile throughout, an updated kitchen, and a remodeled primary shower. A den with French doors next to the front bedroom, so guests get their own space. And out back, an extended paver patio looking right out at the golf course and park.

Here’s the truth: buyers have more options right now than they’ve had in a while. That doesn’t mean you lowball… it means you know the comps, know the contract, and write an offer that makes sense for everyone at the table.

UNDER CONTRACT… on the 8th fairway in Johnson Ranch!

Let me be honest, this one took some work. The market may have changed, but one thing hasn’t… the right strategy still gets homes sold.

Strong photos and video got buyers in the door. The golf course lot kept them interested. And once we had a buyer at the table, it took some serious negotiation.

Big credit to the buyer’s agent on this one. We kept talking, kept problem-solving, and found terms where all parties walked away happy. That’s how it should work. Two agents working together, not against each other, to get the deal done.

Knowing the contract, knowing what to push on, and knowing when to give a little. That’s where deals get won or lost.

CLOSED.

This one had a few curveballs along the way…the kind of deal where you find out fast whether you've got the patience to see it through. We kept pushing, kept problem-solving, and today my clients have the keys to their new home.

Reminder to anyone in the middle of a tough transaction…hurdles aren't the end of the deal. They're the part where the right agent (ME) earns their spot.
