Gimghoul is the neighborhood people discover by accident and then never stop thinking about.

Stone walls, enormous trees, houses built when houses were built differently, and a walk to campus that makes a car optional. There is a literal castle in it.

Very little comes available here, which is the whole point and also the problem. When something does, it tends to move before it is properly on anyone's radar.

The honest answer is that it depends entirely on which part of town you are asking about.

A million dollars near campus buys location and walkability. The same number in Chatham County buys considerably more house and land. In the historic district it buys character that cannot be rebuilt.

None of those is the right answer. The right answer is whichever tradeoff you are actually willing to make.

That is the conversation I would rather have with you than sending a list of links.

Every house has one room that does the convincing. This one has it in the first ten seconds.

Walking a home is completely different from scrolling it. The ceiling height, the light at four in the afternoon, how the rooms actually connect. None of that survives a photo.

People who start early get to be calm and selective. People who start late get to be fast, which is a much worse position to negotiate from.

The headline version of the market and the real version are rarely the same thing.

Here is what I am seeing on the ground heading into fall. Inventory behaves differently by price band, which is why one person tells you it is a buyer's market and someone else tells you the opposite. They are both describing their own price point.

What matters is what is true where you are actually looking.
