There’s moving to North Carolina… and then there’s becoming a North Carolinian.

Eventually you stop trusting the weather forecast, pollen becomes a season of its own, a dusting of snow feels like a major event, and you develop VERY strong opinions about BBQ.

And honestly? That’s part of what makes living here so good.

You can spend Saturday in the Blue Ridge Mountains, plan a beach weekend for the next, and still be home in time to complain about how it was 75° yesterday and 48° today.

Home appraisals are changing — and if you’re a homeowner, there’s one thing you should start doing NOW:

Keep the receipts.

New roof? Document it.
New HVAC? Document it.
New windows? Document it.
Updated kitchen or bathrooms? Document it.

Starting November 2, 2026, appraisals submitted to Fannie Mae and Freddie Mac will use a new, more detailed format.

Comparable sales will still matter. Your home will still get an appraised value.

But the details about your home — its condition, components and updates — will be captured more thoroughly.

So keep the receipts.
Keep the invoices.
Keep the permits.
Keep the warranties.
Keep the dates.

You spent the money improving your home. Keep the proof.

Eventually you stop questioning the weather changing 30 degrees in a day, learn that a dusting of snow can change the entire school schedule, accept that pollen season means EVERYTHING turns yellow, and develop very strong opinions about North Carolina BBQ.

And if you’re in the Charlotte area? You definitely have thoughts about 77 vs. 485.

North Carolina gives you mountains, beaches, four seasons (sometimes in the same week), great communities, and a lifestyle that’s hard not to love once you settle in.

The working mom juggle is REAL.

There are days I’m talking real estate strategy, negotiating contracts, helping Charlotte-area families buy and sell homes… and a few hours later I’m knee-deep in balloons, birthday prep and whatever my girls need from me next.

There’s rarely a clean transition between “Realtor” and “Mom.” Most days, they overlap in the messiest, busiest, best possible way.

Because living in Charlotte, NC teaches you a few things pretty quickly: I-77 has its own set of rules, “Charlotte” can mean a VERY large area, the weather keeps you guessing, and being two hours from the mountains makes spontaneous weekend trips dangerously easy.

And somehow, you’ll develop very strong opinions about which Harris Teeter is YOUR Harris Teeter.

Charlotte has grown like crazy, but that mix of big-city amenities, neighborhoods with completely different personalities, lakes nearby and easy weekend getaways is exactly why so many people love living here.
