One of my recent closings was extra special โ€” 2 duplex buildings (4 units total) purchased for repeat clients of mine!

The existing rents are significantly higher than current market comps, creating a strong cash flow opportunity from day one. ๐Ÿ’ฐ๐Ÿ“ˆ

And hereโ€™s the part I love mostโ€ฆ we negotiated the deal so my buyers had ZERO out-of-pocket closing costs! ๐ŸŽ‰ The seller covered all (even more than) the closing costs. My buyers only needed their down payment and to sign the documents. โœ๏ธ

With a DSCR loan at 6.1% (yes 6.1% in this market!!!) and their excellent credit, we were able to put together a financing structure that made this investment even stronger.
