Chicago’s real estate market is as crazy as I’ve ever seen it. Here are 3 trends all buyers and sellers need to know about before they enter the market…

1️⃣ Prices are still on the rise. The median sale price hit $379,900 — up 5.4% from last year, while the rest of the country crept up just 1.9%.

2️⃣ The good homes don't sit. 44% of listings go under contract within two weeks, and only 11% of sellers here are cutting prices (vs. 20% nationally), so if you're waiting for a discount…get comfortable.

3️⃣ Rates are easing. The 30-year fixed is averaging 6.48%, down from 6.85% a year ago. Pair that with incomes rising faster than prices, and affordability starts to improve.

This market rewards the ones who are prepared—and every neighborhood is telling a different story.
