The biggest takeaway this month? The window for 2026 commercial occupancy is closing right now. ⏳

The market is moving fast, but with an ever-lengthening municipal approval process and an ever-shifting regulatory landscape, commercial development has become a game of "hurry up and wait." If your build project isn't in the ground or under contract by Memorial Day, your plans are getting pushed back, and you are likely not cutting a ribbon in 2026.

Between recent NY Supreme Court rulings on the DEC Wetland Act and pent-up buyer demand, getting a site approved is a serious challenge. You cannot DIY your approvals in this environment.

You need advisors who know how to read the map and cut through the municipal red tape. Last year alone, Continuum Commercial successfully brokered over 97 acres of vacant land.

Continuum Commercial Realty is proud to announce the $1.6 million sale of 747 Pierce Road in Clifton Park. Dean Taylor and Ryan Taylor listed the 18,800 SF property and successfully represented both the buyer and the seller in this transaction.

In yesterday’s February newsletter, Ryan and Dean broke down a major shift in the Saratoga County industrial market.

For years, leasing was the dominant game. But the data shows the game has changed.

In 2024, our firm leased 262,000 sq. ft. of industrial space. In 2025, that number dropped by 85%.

Did demand disappear? No. It just changed lanes.

With new construction costs hitting $140 PSF for a shell, the math for building new rentals has become challenging. As a result, businesses are realizing that owning is the most viable path forward, and sales volume is surging in place of leases.
