Story time!
We were deep into negotiations with a builder. I had fought hard for concessions — closing cost credits, rate buydowns, the works. We had a great deal locked in. My buyer assured me they were fine for financing. “My credit is good, I pay everything on time.” Okay. I trust you.

Lender pulls credit at contract. They don’t qualify. 😐🫩

THAT is why I will always — always — require a pre-approval before we start looking at homes.
Here’s what a pre-approval actually does for you:

✅ It tells you your REAL budget — not a guess, not a vibe

✅ It shows sellers you’re serious (no pre-approval = no offer in a competitive market)

✅ It catches credit issues BEFORE you fall in love with a house

✅ It gives you real negotiating power — builders and sellers move differently when you’re pre-approved

Most are valid for 60–90 days. After that your lender refreshes your financials — quick and easy. But you need it BEFORE we go look at homes, not after you find the one.

You might be closer to buying than you think. But you need to KNOW. That’s what a pre-approval gives you.

It’s not every day that the hard work we put in as agents is recognized. There’s many times where we miss family events, dinners, etc so we can be there for our clients.
I pride myself on being available for them, making them feel like they are the only ones I’m working with, and of course work to make a deal work.
Today my wonderful clients surprised me with Freshly baked bagels, and some other goodies 🪴
But what really meant the most was their kind words, although no hands were really thrown 🤭 we did have a bit of an uphill battle.
Today I’m thankful for them, and for hanging tight with me!

It’s closing day for my FABULOUS buyers!
We have spent many days, hours, together- and this one is bittersweet, bitter because our search is over, but sweet because I am looking forward to see what they do with their new place! 🏡
It’s been a ride, with ups and downs but overall it was good! I am so thankful that they picked me to be their Realtor!

Hoy tuve un día de citas en zoom. Una de mis citas fueron con una linda familia que va a mudarse a Colorado Springs en verano. Después de nuestra cita recibí este mensajito, y mi corazón sintió bonito, mi trabajo no es solo buscar y encontrar casas 🏠 pero es también construir una relación que esté llena de confianza y seguridad. Mi trabajo va más allá de ayudarte a comprar una casa, es también apoyarte antes, durante, y después del proceso.
Es por esto y muchas cosas más que si importa mucho a quien escoges para representarte en el proceso de obtener una casa. 🏠

Today was Closing day!
And it was a pretty special one, I met Shamear back in September timeframe, (she is the bees knees at eyebrows so If you need an eyebrow expert hit up ) We got to chatting about what was going to be next in their Military life as her husband is active duty, and she just mentioned they were going to retire here. I was surprised and said “Girl let’s get you out of this military housing” She proceeded to tell me how she had a not so great experience with an agent - I understood and just reassured her if she ever wanted to talk more about it I’d be happy to chat and see about options… so later we did, and we began the process, we were patiently waiting to find the right home for her family and that could accommodate her business without jeopardizing the family space, and it finally did! They got 30k in concessions, that they used to buy down their rate, cover their closing costs and even pay off some accounts! I am so thankful for their trust through the process, and I am so excited to see them plant roots for their family and business in their new home!
