⚡ Electrical problems aren’t always obvious when you walk through a home.

A light may turn on and a receptacle may appear fine—but that doesn’t tell the whole story.

During this Columbus, Ohio home inspection, our inspector evaluated the electrical service, receptacles, switches, visible wiring, safety devices and the main electrical panel. We also used thermal imaging as another tool to look for unusual heat patterns.

One of the conditions discovered? A receptacle sparking during testing.

🏠 Should Home Inspectors Have a “Distraction Clause”?

Some inspectors are beginning to address a real problem: when buyers, family members, or agents follow the inspector throughout the inspection—asking continuous questions—the inspector is forced to divide attention between inspecting and interacting.

We’re considering a policy that gives the buyer the choice: allow the inspector to work uninterrupted and review everything near the end, or remain involved throughout while accepting the increased risk that distractions can affect the inspection process.

Realtors & inspectors—what do you think?

1. Should buyers be encouraged to attend near the end for a thorough review?

2. If a buyer chooses to continuously interrupt the inspection, should the inspector carry the same liability for something later claimed to have been missed?

3. Would a clear “distraction clause” make expectations fairer for everyone?

When conditions allow, our inspectors get on the roof and inspect it up close. When areas are too high, steep, complex, or unsafe to access, we use 🚁 drone technology to get a better view.
