Spring arrived early in Crested Butte this year 🌿🏔️

After a much warmer than normal winter, the valley is already coming alive. Bikes are out, hiking trails are drying up early, golf courses are waking up, and the mountains are turning green nearly a month ahead of schedule. Along with it, buyers are active and new listings are hitting the market earlier than usual.

The first quarter real estate market across Crested Butte remained steady and impressive, highlighted by another major luxury sale approaching $10 million in Skyland following a nearly $12 million closing in Smith Hill Ranches late last year. The average home sale price in the north valley is now nearing an incredible $3.5 million.

Inventory levels remain healthy throughout most Crested Butte neighborhoods, although CB South continues to see exceptionally strong demand for value oriented properties. Rural Crested Butte reached record numbers as well, averaging nearly $4.5 million and over $1,450 per square foot for the first time ever.

The Mt Crested Butte condo market also showed improvement year over year with inventory rising nearly 30 percent, giving buyers more options than they have seen in years. Land sales remained active too, especially for well positioned parcels offering long term value and mountain access.
One trend remains consistent across every segment of the market: properties that are well prepared, thoughtfully marketed, and priced correctly are selling quickly and often with multiple offers. Buyers may be patient, but when the right opportunity appears, they are ready to act.
