Quick Denver market check-in 1
The 30-year fixed held at 7.40% this week - the first pause after seven straight weeks of climbing. Breathe. But don't get too comfortable.
Fannie Mae just updated its forecast: 7.5% for ALL of 2027. Revised up from 6.7% a month ago. If your plan was to wait for lower rates to come back, that plan just got a lot harder to defend.
Here's what the wait is costing: a $575K home with 20% down runs about
$3,185/month at 7.40%. A year ago at 6.27%, it was $2,839. That $346/month gap — about $4,150 a year — is real money.
But here's the flip side nobody talks about: 54.6% of Denver listings had a price cut in early October - among the highest in the entire country. And roughly two-thirds of recent closings came with seller concessions.
When you can't negotiate the rate, you negotiate the price, the credits, and
the buy down...
