This one came through as a referral for a family looking to complete a 1031 exchange, which meant we had to MOVE. 🚀

We toured several condos throughout the greater Seattle area and eventually found THE ONE. 🏡❤️

From there, I negotiated favorable price + terms for my clients, and we CLOSED before their 1031 deadline! 🎉

A beautiful showing can make you picture a completely different life.💞

But after the open-house music stops and the counters are no longer perfectly clear, the house still has to carry groceries, work calls, laundry, rushed mornings, and the monthly budget.

That is why I like a five-minute fit test: jobs, routes, furniture, privacy, and total cost. It slows the emotional rush just enough to reveal whether the house supports the life you already have.

Of course you want the highest possible price for your home. The risky part is assuming a higher list price automatically gets you there.

When buyers see a home that feels out of step with nearby options, many do not submit a lower offer. They keep scrolling.

The listing loses its strongest launch window, days on market build, and a later reduction can create questions that were never about the home itself.

The better conversation is not “How high can we list?” It is “Which price and presentation give qualified buyers a reason to act?”

You found a house you want to see…

Then your agent sends you an agreement to sign first. Wait, what? 😅

If you’re buying a home in Washington, this can feel like a lot of commitment when all you want to do is walk through the kitchen and judge the closet space. It's similar to the requirement of signing a Listing Agreement if you’re selling a home.

Here’s what’s actually happening:

Before a buyer’s agent personally takes you to tour a home, you’ll generally be asked to enter into a written buyer agreement.

The agreement is there to make sure you understand the working relationship, not to scare you away from buying a home.

It should clearly explain things like:

• What your agent will do for you
• How long the agreement lasts
• How your agent may be compensated
• What happens if you decide to part ways

And the agreement doesn’t necessarily have to be open-ended. Depending on the terms, you can have an agreement tied to a specific property/address or one that covers a fixed term or duration.

You also have the ability to terminate the agreement at any time, subject to the terms of the agreement.

Most importantly: **don’t sign something you don’t understand.**

Ask questions. Discuss the terms. Make sure you understand the services being provided, the duration of the agreement, and how compensation works before you sign.

And yes.. you can still attend an open house on your own without signing a buyer agreement first. Walk in, tour the home, inspect the pantry, grab the cookie. 🍪 No paperwork required.

The agreement comes into play when an agent is working with you and personally arranging or providing a private tour.

So don’t let the paperwork intimidate you, but don’t blindly sign it either.

A good agent should be able to walk you through the agreement in plain English and make sure you understand what you’re agreeing to.
