I've learned so much about solar during inspections from Melissa at Rocklin Solar Repair. Always something new to learn about in real estate. Pictured here are the batteries to store energy (3). One important detail I learn is that just because a home has batteries doesn't mean it is set up to power the house should the power goes out. In this case, it is. This home's set up is so badass! If you ever need solar inspection, definitely reach out to them. Their inspection is very in depth that you'll definitely be happy.

When it comes to personal property, it does not convey with the house being purchased. In this case, my clients will be getting these koi fishes and 2 turtles. What would you do?

Food for thoughts! We're not hot, nor are we cold either. Right house, right location, right price and it goes. If not, house sits on the market for a while. There is this one house I've viewed in 2023. It did not sell, and it was taken off the market 2x. It got resisted again this spring and still no movement. My thoughts: the problem with the home isn't the location. It's the price because the condition just didn't justify the price tag. And I haven't seen the seller reduce the price for all those 3x it listed. So if you're a seller, don't get hung up on the price! We're not in 2020-2022 anymore.

Sellers, don’t get stuck on the original list price. You probably won’t end up there. In most counties, about 15% of sales last month closed at exactly the original price. This means about 85% of the time we see homes either sell above or below. Any thoughts?
