If you’ve been looking to buy your first home but you’re staring at current interest rates and prices thinking, "How is anyone doing this?"... it might be time to change your strategy 🧠
Most people think buying a home means taking on 100% of the mortgage yourself. But my absolute favorite loophole for beginners is called House Hacking. And there are a few different ways you can approach it depending on your goals:
1️⃣ The Roommate Method: Buy a 2-bed, 2-bath condo. If your mortgage is $3,500 to $4,000, rent the other room to a friend or family member for $1,500 to $2,000. You just cut your living expenses in half while building equity. 💸
2️⃣ The Yard Play: Buy a single-family home on a large lot and build additional units like an ADU to rent out long-term. 🔨
3️⃣ The Traditional Route: Buy a classic multi-family property like a duplex or triplex, live in one unit, and rent the others. 🔑
And the best news is that it doesn’t have to be forever. But if you’re trying to get your foot in the door of the housing market, this is a fantastic launchpad to kickstart your equity.
