Mid-year market report is here! 📊 🏠

Detached homes are still moving quickly, and prices continue to climb.
Condos and townhomes? 🤔 They’re telling a different story. These homes are taking a little longer to sell, and prices have softened compared to last year.

It’s a good reminder that there isn’t just one housing market. There are several, depending on what you’re buying or selling.

And if you’re waiting for the “perfect” time to buy, remember this: despite more choices than we’ve seen in a while, prices are still higher than they were a year ago. ✨

There’s rarely a perfect moment... just the right one for your goals. 😉

Wait, what? 😅 Yes, closing costs. They’re usually 2-5% of the purchase price (depending on your loan type, lender fees, location, etc).

But don’t worry, I always give my buyers the real breakdown with an estimated Buyer Net Sheet, so they don’t end up pulling a . 😆

Oh, and sellers, you’re not off the hook either! You’ve got your own set to think about 😉

January showed up how January usually does — a little slower and not in a rush.

Here in North County, sales dipped MoM (normal for this time of year), detached homes are still seeing buyer interest, and prices softened slightly. Nothing dramatic. 📊

Buyers are out there — just more selective. Homes that are priced and prepped well are still moving; the rest are getting a little more thinking time.

Nationally, the story is similar: sales slowed, prices are still up YoY, and inventory isn’t overflowing.

It’s a steady, grown-up market. 🏡

If you’re selling, strategy matters.
If you’re buying, patience helps.
