🏡🔥 Chester County’s Housing Market Is Still Running Hot 🔥🏡

While much of the nation entered 2026 with cooling home values and cautious buyers, Chester County is charging ahead — cementing its status as one of Pennsylvania’s fiercest seller’s markets. 📈

In January, the county’s median home sale price ranged between $540,000 and $549,000, up roughly 5% year over year — even as national home values dipped for the sixth straight month, according to the Zillow Home Value Index. 🌎

Inventory remains the defining constraint. Active listings hovered around just 521 homes — far below a balanced six-month supply — fueling bidding wars and pushing many properties to or above asking price. 💰 Total January sales still topped $174.6 million, despite the typical winter slowdown.

Competitive boroughs like West Chester and Phoenixville continue to see homes go under contract in just 16–20 days. West Goshen Township led the county at an average of 15 days on market, with Exton, Berwyn, Downingtown, and others close behind. ⏱️

Nationally, buyers are gaining modest leverage — but in Chester County, demand remains intense. Even with mortgage rates expected to ease later this year, affordability continues to strain in this high-demand region.

Analysts say the current winter window could be strategic for buyers before the traditional spring surge heats things up again. 🌷

Bottom line: while the national market stabilizes, Chester County is still running hot.

🏡📊 Chester County’s Housing Market Keeps Climbing While PA Cools 📊🏡

While much of Pennsylvania’s housing market showed signs of cooling in December, Chester County continued to defy gravity, posting rising prices, steady demand, and one of the most competitive markets in the state. 📈

The county’s median home sale price reached about $550,000 in December 2025, up 8.9% from a year earlier. Detached homes climbed even higher, with a median price near $618,000, showing that values remain resilient despite seasonal slowdowns. ❄️🏠

Sales activity also held firm. 475 homes sold in December, up from 443 a year earlier. While winter weather and the holidays cooled month-to-month activity, buyer demand remains strong. Homes are taking a bit longer to sell — 42 days on average, compared with 34 days last year — giving buyers slightly more breathing room than during the frenzy of recent years. ⏳

Inventory remains the biggest constraint. About 841 homes were listed at month’s end — still well below balanced-market levels — keeping upward pressure on prices even as conditions inch closer to equilibrium.

Statewide, the story looks very different. Pennsylvania’s median home price dipped month over month in December, and listings and sales declined more than 10% from last year. Annual price growth continued in 2025, but at a slower pace, signaling a broader cooldown across the state.

The contrast highlights Chester County’s continued appeal — and affordability challenges — as buyers compete for limited inventory in one of Pennsylvania’s most sought-after markets.
