Mortgage rates up, good time to buy?

What happens in the market when rates rise?

- less buyer activity
- more leverage back to our buyers
- more contingencies for buyers
- homes on the market longer

We are talking MORTGAGE RECASTS for Finance Friday this week!

With the market moving quickly in Chester County, we have a lot of folks “not looking for a house”, but then THE HOUSE hits the market. We need to make a move and now! We have 3 days to get an offer in and while we can list a home that quickly, it is not a good idea.

These buyers don’t want to miss out on the home but also don’t want to have a huge mortgage for very long. Most folks think your only option is to refinance, which most people know, can be expensive. Introducing the recast.

You close on THE HOUSE, in the meantime we get your first home properly listed and sold unlocking the equity. You then go to your lender, tell them about the lump sum you would like to apply to your mortgage balance and request a recast of the loan. They re-amortize the new, lower balance across the 360 months bringing the monthly payment down to more manageable number.
