Wait… Maine home sales went DOWN, but prices went UP? 🤔🏡

Both are true.

In August, 1,542 existing single-family homes sold statewide, about 10% fewer than last August. At the same time, the median sale price rose 4.31% to $424,550.

Closer to home, the June–August median was $589,500 in York County and $621,500 in Cumberland County. 📍

So if you’re thinking about selling, don’t let one headline make the decision for you. What buyers will pay for your home depends on your town, your property, its condition, and how it’s priced and presented.

After more than 20 years working in Southern Maine real estate, I can tell you that the conversation gets much more useful when we look at your address instead of a statewide average. 😊

🏘️ Old Orchard Beach landlords—this is worth paying attention to.

The Town Council will decide whether to adopt the citizen-initiated rent control ordinance or send it to voters in June.

And this proposal goes well beyond limiting annual rent increases. As currently written, it would establish rules involving:
🔑 Base rents
📈 Annual and vacancy increases
📄 Owner financial disclosures
⚖️ Tenant challenges and arbitration
🚨 Penalties for violations

The detail many property owners may not realize? Regulated base rents would remain with the property—even after it sells—and the proposed baseline reaches back to January 1, 2026.

That means this isn’t only a cash-flow issue. It could affect property values, financing, and future resale.

Four things happening in Maine right now that never made your feed — but do show up in property values.

☀️ Clean energy added $3 billion to Maine's economy in 2024, with 16,000+ people now working across efficiency, solar, grid and transportation. Energy efficiency alone accounts for nearly 9,500 of those jobs.

⚽ Portland is getting a women's soccer team. The Hearts of Pine secured a USL W League franchise, debuting May 2027 at Fitzpatrick Stadium. All 5,000 season ticket deposits sold out in under an hour — 3,000 in the first five minutes.

🐢 A tunnel under Route 236 in Eliot has brought Blanding's turtle fatalities to near zero on one of the deadliest stretches of road for the endangered species. Salamanders and mink are using it too.

🎓 Community college is now permanently free for Maine high school graduates. More than 23,000 have enrolled tuition-free since the program launched in 2022.

🏡✨ TWO Portland homes are officially UNDER CONTRACT!

And there’s a little real estate reminder tucked into these two pending signs…

Both of these homes were on the market for more than 30 days before finding their buyers. Does that mean something was wrong with the properties? Absolutely not.

Sometimes it’s the time of year. ☀️
Sometimes buyers are traveling, enjoying summer, or simply moving a little slower.
Sometimes the market shifts and homes take longer to sell.

And sometimes… you’re simply waiting for the right buyer to walk through the door. 🔑

Not every great home sells in the first weekend — and a longer time on market doesn’t automatically mean a home isn’t desirable.

🥪 Sawyer's Butcher & Delicatessen opened in the Old Port.
🥟 Himalayas on the Bay has opened in Knightville.

And on the flip side... 🍺
Banded Brewing announced it will close its Biddeford brewery at the end of August after 13 years.

One of my favorite ways to measure the energy of a neighborhood is by watching what restaurants are opening, expanding, and investing there. It's often an early sign of where people want to spend their time—and where communities continue to grow.
