After growing up in Eau Claire, Wisconsin, Josh went to college in St. Thomas where he graduated with degrees in Environmental Studies and Criminal Justice. Shortly after graduating in 1999 he moved to Fort Collins, Colorado to enjoy all that the Rocky Mountains had to offer. Josh entered Real Estate in January of 2005, initially with Coldwell Banker, where he spent 8 years as an associate with the brokerage. In the fall of 2012, along with 9 other agents, Josh co-founded Elevations Real Estate, LLC. As a locally owned and operated brokerage. Josh most recently joined Real Broker, LLC in order to grow and serve more clients in the Northern Colorado area. Josh currently resides in Fort Collins with his wife Kari, and their three children, Brooklyn, Tyler, and Grayson. They attend and volunteer at The Vineyard Church of the Rockies, and in their free time enjoy camping, rock climbing, and running.

Everyone says spring is the time to buy. But late fall has some real perks.

Fewer buyers are out looking, sellers who are still listed are often ready to negotiate, and you'll be settled in before the spring rush picks up.

If you've been thinking about a move, now's a great time to start the conversation. No pressure, just a plan.

Who you hire for a contractor matters.

I noticed that the rim boards of our deck were pulling away from the main deck, so I pulled a board off to see what was happening.

The brain trust we hired to build it thought it would be perfectly acceptable to nail the supports in. No screws, no lag bolts, no bracket. Nothing. Thankfully since then we have built a fully vetted contractor list for anything you might want.

Would you like a 3% mortgage rates. Me too.

But remember what came with them — multiple offers, paying oodles over asking, and buyers waiving inspections just to compete. (Hope your roof doesn’t leak)

Today’s market is different.

Buyers have more choices, more time, and more negotiating power.

And for sellers, the buyers who are out there are serious. They’re moving because they have a reason to move.

Would I love to see rates come down? Absolutely.

But I wouldn’t put life on hold waiting for 3% again. I wouldn’t even bet on 5% honestly.

Sometimes the best opportunity is simply the one in front of you.

Colorado cold has a way of showing up overnight.

Before the first hard freeze, knock out these five quick jobs:
✓ Blow out your sprinklers
✓ Disconnect your hoses
✓ Clear your gutters
✓ Get your furnace ready
✓ Seal the drafts

Save this for your fall to-do list and tag the neighbor who still hasn't scheduled their sprinkler blowout.

Groceries, electricity, school supplies, doctor's appointments...the basics don't stay done for long.

And it's no different for children in LFTI's care.

A child outgrows their shoes. Someone gets sick and needs to see the doctor. The electric bill comes due again. Meals need to be served again tomorrow.

The needs don't disappear just because they were met last month.

THAT is why monthly support is critical.

Every home we help sell or buy helps a child in need. Thank you for being part of it.

The mountains are beautiful and the snow is coming! We are praying for more this year than last. Not only for the fun we can have with it but for our water reserves moving forward. What are you looking forward to for winter?

Spring gets all the attention, but fall can be a great time to sell.
