📊 The market is talking… are you listening?

A lot of buyers and sellers are still operating on what they think the market is doing instead of what the data is actually showing.

Here’s what stands out:

🏡 73 new listings hit the market this week.
📉 47 properties needed price reductions.
🤝 42 homes went under contract.
🔑 30 homes successfully closed.

But the biggest takeaway?

73% of listings were initially overpriced, and more than 50% of listings that expired or failed to sell had pricing issues from the start.

What does that mean for sellers? Pricing your home correctly on day one matters more than ever. The right price can attract buyers quickly, reduce time on the market, and help you avoid costly price reductions later.

For buyers, today’s market may offer more negotiating opportunities than we’ve seen in recent years.
