"How much cash do I actually need at closing?"

That's the question I get more than any other, and the honest answer is: more than your down payment, and usually less than you're bracing for.

The problem isn't the amount. It's that closing costs are a dozen small line items nobody explains until you're staring at them three days before you sign. Doc stamps. Intangible tax. Title insurance. Prepaid escrows — which aren't a fee at all, that's your own money moving into an account early. It's the not-knowing that makes people panic, not the number.

None of it should be a surprise. You can see all of it in writing before you're ever under contract.

Buying a house shouldn't feel like a pop quiz you didn't study for.

That's really the whole reason I'm doing this. I sit across from people every week who are smart, capable, doing fine in every other part of their life — and they're embarrassed to ask what an appraisal is. You shouldn't have to already know. That's what the class is for.

I'm hosting three free homebuyer education sessions this month. Same material each time, so pick whichever one fits your schedule:

📍 Saturday, Sept 19 — 10:00 AM — in person, downtown Gulf Breeze
💻 Tuesday, Sept 22 — 6:00 PM — virtual, join from your couch
📍 Monday, Sept 28 — 5:45 PM — in person, near Airport Blvd & College Pkwy

About 90 minutes, and honestly a good chunk of that is Q&A because that's usually the best part.
