Whew what are you cooking in this kitchen?

Homes in Poquoson, Virginia, have increased in value by an average of 3.5% over the past year — but a new influx of inventory in 23662 has boosted the areas value more than 10%. If you bought before 2022, you’re probably sitting on significant equity you haven’t yet considered tapping into. Here’s a quick overview of what’s currently driving the market and what it means whether you’re staying put or contemplating a change.

The median sale price was $539K as of November 2025 however New construction homes are getting larger and being built closer to the water.

How's value increasing?
First By bedroom type (year-over-year): 2-bedroom homes experienced the biggest increase at +20%, 4-bedroom homes went up +3.4%, while 3-bedroom homes saw a significant decrease of -18.1%. This suggests residents are Downgrading or Upgrading from the popular 3bd/2bth layout.

This 4bd/3ba 3 level New Construction home is listed at $695k and is expected to increase in value to $1M within the next 3yrs.
