Williamson County Market Update | August 2026
The Williamson County housing market continued to show strength this year, with steady buyer activity, rising inventory, and significant growth in home prices.

• Active inventory increased 6% year over year
• Months of supply rose slightly to 4.27 months (+4%)
• New contracts remained steady, up 1%
• Closings increased 3%
• Median sales price increased 16% to $1,145,000
• Average sales price increased 19% to $1,484,650
• Average days on market remained stable at 30 days

What does this mean?

Buyers have more homes to choose from than they did a year ago, while demand has remained consistent. At the same time, home values continued to rise, reflecting ongoing strength in the Williamson County market. Homes are moving through the sales process slightly faster, with the average time from listing to contract decreasing from 59 days to 52 days.

Davidson County Market Update | August 2026
The Davidson County housing market remains relatively stable, with inventory levels holding steady while home prices continue to show year-over-year growth.

• Active inventory increased 1% year over year
• Months of supply rose slightly to 4.83 months (+2%)
• New contracts decreased 9%
• Median sales price increased 1% to $530,000
• Average sales price increased 8% to $779,072
• Average days on market remained stable at 27 days

What does this mean?

Buyers continue to benefit from a steady supply of available homes and a market that is less competitive than in recent years. Sellers are still seeing price appreciation in many segments of the market, but properties may require more patience and strategic pricing as contract activity has slowed compared to last year.
