🏡 HOUSTON JUST HIT A REAL ESTATE RECORD.
As we head into the final days of August, there are now more single-family homes for sale across Greater Houston than HAR has ever recorded — 40,750 active listings.
But here’s the part of the story I find especially interesting:
📈 Home sales are UP 1.6%
💰 Median price is holding at $340,000 — UP 0.6%
🏠 Inventory has grown to 5.5 months
💎 And the $1M+ luxury market is UP 9.4%
So, is Houston suddenly a “bad” market for sellers?
No. But it IS a different market.
With 5.5 months of inventory, buyers have an advantage we haven’t seen in quite a while — more homes to choose from, more time to compare options and more negotiating power.
For sellers, simply putting a home on the market and hoping for the best isn’t a strategy. Pricing, condition, presentation and marketing matter more than ever.
And buyers? This may be one of the better windows we’ve seen in some time to negotiate not only price, but potentially repairs, closing costs and other terms.
One other number worth watching: Houston’s luxury market is telling a different story. Sales of homes priced at $1M+ jumped 9.4% year over year, showing just how differently individual price points can perform—even within the same Houston market.
The Houston market hasn’t stopped moving. The advantage has shifted — and knowing how to use that shift matters.
