What a rate pause means for the housing market
Since December, the Fed has held its benchmark overnight rate steady in the range of 3.5% to 3.75%, where it is expected to remain after Wednesday's vote.

Resurgent inflation has all but erased hopes for a rate cut this year, with financial markets pricing in a nearly 60% probability of at least one rate hike by December, according to CME FedWatch.
Meanwhile, mortgage rates have climbed sharply higher since February, as the Iran war drove global oil prices up, raising inflation fears for lenders.

Mortgage rates for 30-year fixed loans averaged 6.52% last week, according to Freddie Mac. That's well up from the three-year low of 5.98% briefly reached in late February, just before the war began.
Higher mortgage rates have put a damper on home sales, with many homeowners who have lower rates locked in reluctant to move and give up their beneficial financing terms.

You know that cute cabin or lake house you keep daydreaming about? Yeah… well someone else already bought it and turned it into a short-term rental that you and others help pay for every time you book a weekend away. Why can't that be you................

1️⃣ Short-term rentals = a mini hotel you own. Guests pay by the night, not by the year.

2️⃣ A solid weekend can bring in what a long-term tenant might pay in an entire week. More nights booked = more potential income 📈

3️⃣ You keep flexibility. You can block off dates for yourself instead of being locked into a 12-month lease with a tenant.

4️⃣ In the right market, a well-run STR can cover the mortgage, utilities, cleaning, and still cash flow on top 💸

5️⃣ Reality check: this is a business, not a cute little hobby.
You’re managing pricing, guests, cleaners, and reviews. If you want “set it and forget it,” this isn’t for you. However, you can use a property manager for a more passive type strategy.
