Yes, you read that right — five years of house hunting with these buyers!

We looked at everything: waterfront properties, lots, custom builds, existing homes, and more across four counties. The goal was never to rush into a purchase. It was to keep searching until they found a home they felt 100% confident was the right fit.

And honestly? Waiting paid off. They avoided the chaos and bidding wars of the COVID market and had the luxury of taking their time, negotiating carefully, and doing their due diligence. We had more than 10 inspectors go through this property, examining just about every inch. That kind of thoroughness simply wasn't realistic in those crazy multiple-offer days.

Selling a home through probate is never easy, and investors line up fast to buy on the cheap.

Truthfully, this seller didn't need me just to get the house sold—they needed me to get it sold for the best possible price.

As a Venetia homeowner who has sold numerous homes in similar condition nearby, I had the hyper-local facts to push back when investors tried to lowball us.

Because we priced it right and stood firm:

-> We generated multiple offers.

Some closings are more than just a transaction—they're a testament to persistence.

These buyers knew they needed a larger home for their growing family, but they also knew they didn't want to take on today's 6.5% interest rates if there was another option.

So we got creative.

We searched across two counties looking for the right 5-bedroom home and finally found the perfect fit in St. Johns County. Then came the hard part: getting everyone on board for an FHA loan assumption and navigating a process that seemed determined to test everyone's patience.

Loan assumptions aren't easy. They take time, persistence, and a lot of problem-solving. But after months of hard work from these buyers, the sellers, and everyone involved, we crossed the finish line today.
