This question comes up almost every week: "what's the VA loan limit around here?" The honest answer is that there hasn't been one, not for a veteran with full entitlement, since a change back in 2020.

What people are usually remembering is an older rule about how much you could borrow with zero down, and that's a very different thing than a hard ceiling on what home you're allowed to buy.

If a lender tells you that you need a bigger down payment on a pricier home, that's their own comfort level, not a VA requirement.

This one gets repeated so often that even some agents still say it. Bookmark this so you have the real answer ready next time someone brings it up.

I still talk to service members who think their VA loan was a one time deal, like a coupon they already used.

It isn't. Every time you sell a home and pay off the loan tied to it, your entitlement resets and it's yours to use again at your next duty station.

Some of you have partial entitlement sitting there right now from a home you bought years ago and never touched again. If you've owned even once during your career, this is worth checking before you assume renting is your only option this time.

Save this one and send it to the buddy in your unit who's convinced they already "used up" their benefit.
