You land with 10 days to find a home. Day 3 is where it goes wrong.

Day 1, it's a rental car, tired kids, and 40 saved listings that all looked perfect online.

Day 2, it's nine houses on four different sides of town, and you still can't say which part of Vegas you even want.

Base housing or buy? Most families decide with the wrong number.

Base housing or buy? Both are real options at Nellis.

Nellis family housing is privatized and run by Hunt Military Communities. Rent is your BAH minus a utility allowance, and water, sewer, trash, and recycling are included. You can apply once you have orders, and the wait list opens within 45 days of your RNLTD.

Buying with a VA loan can mean no down payment and no PMI, but you take on closing costs, upkeep, and a next-PCS plan.

What will the sidewalks of Skye Canyon look like by 3:30 this Saturday? 🎨

Here are 5 plans for this weekend, starting right here in the Northwest.

Chalk & Cheers at Skye Canyon Park, Saturday 11 to 3:30. Watch the artists work, vote for People's Choice, and visit the pumpkin patch. Free.

The Parade of Mischief wraps up this weekend in Downtown Summerlin. Friday and Saturday at 6, free, and Saturday is the final night.

Haunted Harvest at Springs Preserve runs Thursday to Sunday, 6 to 8:30. Trick-or-treat stations in the gardens. Tickets are online only.

Haunt the Wetlands is Friday only, 4 to 8, with a night walk, a spooky maze, and live animals. Kids 3 and under are free.

Movie night: Co**se Bride (PG) plays free Saturday at 6 at the Monster Mash & Movie Bash at Hollywood Rec Center, with trunk-or-treat from 4.

Pending sales just fell 11%. Here's what it means for your move.

Nationally, pending sales dropped 7.3% from August and 11.3% from a year ago. The West took the biggest hit of any region, down 15% from last year. That's from the National Association of REALTORS® September report.

Here's what most people don't realize. A pending sale is a signed contract that hasn't closed yet. So this number is a preview of the next month or two of closings.

The reason is rates. They climbed fast, and a lot of buyers and sellers decided to wait.

In Skye Canyon, the typical home took about 35 days to sell over the last year and closed at about 98% of list price. Homes are selling, just not in a rush. If you're PCSing to Nellis, that's a market where a plan beats a panic.

$710K in Skye Canyon. Here's what that buys you.

This week I'm touring homes at about the same price in different Northwest Vegas neighborhoods. First up: a 2024 Toll Brothers single story in Skye Canyon.

3 beds, 2.5 baths, plus a den.
2,363 sq ft, all on one level.
A 3-car garage.
A big island and a hidden walk-in pantry.
The backyard is a blank canvas.
Community pool, gym, parks and pickleball.

Here's what most people don't realize: a lot of newer Skye Canyon homes carry a special assessment on top of the HOA. On this one it's $361 a year, plus about $158 a month in HOA. Ask about both before you fall for the kitchen.

Zero down on a VA loan. So why do you still need cash?

The VA loan works the same in Las Vegas as anywhere else. What changes with a PCS is the clock.

VA lists three requirements: a COE, meeting VA and lender credit and income standards, and living in the home. You get no down payment when the price is at or below appraised value, and no PMI. You still need a plan for the funding fee unless you're exempt, closing costs, and your own cash.

Do the loan work before you fly, so your house-hunting days go to decisions.
