The instinct to make upgrades before listing makes sense but it might work against you.

Renovations take time, come with the inconvenience of living with construction, and there’s a good chance you won’t even get your money back on the updates you’re considering.

Buyers touring your home are already picturing how they’d make it their own. The projects you invest in may not line up with what they actually want.

👉 But there’s good news: The updates that move the needle most aren’t the big ones. They’re the ones that make a buyer feel like the home has been well cared for (and those don’t require a major budget).

Before I list any home, we’ll walk your space and discuss what upgrades and repairs will net you the most at closing. And most of the time this entails me advising to skip some of the projects you’re thinking about doing.
