In commercial real estate, price gets the headlines. Structure determines who wins.

Or did you simply pay for it differently?

One of the biggest misconceptions in commercial real estate is that lease concessions are either a victory or a sign of weakness.

They're neither.

They're tools.

Whether it's:

โœ… Free Rent

โœ… Tenant Improvement (TI) Allowances

โœ… Free Parking

โœ… Moving Allowances

โœ… Flexible Lease Terms

Concessions exist for one reason:

To bridge the gap between what a landlord needs and what a tenant can justify.

In strong markets, concessions shrink.

In softer markets, concessions grow.

But here's the lesson many CRE professionals learn the hard way:

That's where the real value is found.
