Market Monday | Naples Closed Sales Report

Naples closed sales activity remained balanced for the week of June 1 through June 7, 2026, with 168 total closed sales and $161,806,050 in total closed volume.

The activity was nearly split down the middle, with 85 single-family home closings and 83 condo, villa, and attached residence closings.

Single-family homes posted a median closed price of $755,000 with an average of 87 days on market, while the condo and villa sector recorded a median closed price of $480,000 with an average of 103 days on market.

The top single-family sale of the week was 470 17th Avenue S in Aqualane Shores, closing at $7,450,000. The top condo sale was 8930 Bay Colony Drive #1404 in Salerno at Bay Colony, which closed for $3,750,000.

The takeaway: Naples continues to show movement across both detached homes and maintenance-free luxury living. For buyers and sellers, local market knowledge matters.

Construction is officially underway at 3300 Gulf Shore, one of Naples’ newest ultra-luxury waterfront developments in The Moorings.

After breaking ground in March 2026, developer Kolter Urban has begun initial seawall work and foundation preparation at the site. Vertical construction is expected to begin shortly, with completion currently targeted for Fall 2027.

Located at 3300 Gulf Shore Blvd N, this boutique waterfront development will include two 8-story buildings with just 51 luxury residences ranging from approximately 2,000 to 7,500 square feet. Pricing begins around $3.7 million.

Residents can expect an elevated coastal lifestyle with planned amenities including a private 16-slip marina with direct access to Moorings Bay, two resort-style pools and spa, wellness facilities, concierge services, and waterfront views in one of Naples’ most established neighborhoods.

For buyers watching Naples’ new construction market, this is an important project to keep on the radar.
