August is like one of those months that starts off nice and slow and intentional. You can see the end of summer right up ahead, but you're just trying to savor every last moment before the PTO is knocking on your door, uniform fits are a struggle, and alllll the kids' activities are starting at the same time so you're trying to figure out who is driving whom when and where.

August (in New Orleans!) brings new beginnings and I'm here for it.

🏡 The age-old question is always "How is the real estate market?"

📅 Well, mid-year through 2026 and we've obviously been keeping a pulse on the markets in the Greater New Orleans area.

📈 Based on the most recent data we looked at, the New Orleans real estate market is showing positive momentum at the halfway point of 2026. Prices and closed sales are up, inventory is tightening, and the metro area remains balanced overall.

🌳 Uptown, especially close to Audubon Park, is experiencing a “two-speed market,” with higher-priced homes selling faster than more affordable properties—a good reminder that market conditions can vary significantly by neighborhood and price point. (And, can skew the overall market data if you don't look at it closely!)

Your property tax bill for next year is being decided right now, and most people have no idea.

The Orleans Parish Assessor's Office just opened the 2027 assessment rolls for public review (July 15 to August 17). If your assessed value jumped more than expected, this is your window to do something about it before it's locked in.
