You and two friends each have a 1.5M budget and 500K down. Instead of buying three separate condos, you team up to buy a 6M brownstone with four units.

You convert it to condos, sell the garden duplex for around 3.5M, and after costs you get roughly 3M back.

You effectively own three 2 bed units for about 3M total, or 1M each. Around 33 percent less than if you bought them separately. And you get to live with your friends.

I call this concept City Trellis, a structure for people who want to own real estate together with their friends.

Here’s how to make $2 Million in real estate in one year.
My client just bought a Brooklyn brownstone for $6.25M. Instead of doing a full renovation, we are creating value on paper by converting it from a 4 unit rental into 4 separate condos.
Here is the layout:
• Unit 1: 2,500 SF garden duplex
• Unit 2: 1,000 SF 2BR
• Unit 3: 1,000 SF 2BR
• Unit 4: 1,000 SF 2BR
Once it is a condo building, each unit can sell at condo pricing:
• Garden duplex: about $3.5M
• Each 2BR: about $1.6M
That puts the total value around $8.3M, more than 30 percent above the original $6.25M purchase price without touching the bricks. In New York, converting a multifamily to condos can increase the value per square foot by 20 to 40 percent.
That is the power of condo conversion and how you can create over $2M in value in under a year.

How much would it cost to rent chandler and joey’s apartment from friends?

Chandler and Joey’s place is a prewar 2-bed in the West Village at 90 Bedford St (the corner you see in the exteriors). You enter by the kitchen right next to the foosball table, then a big living room with two recliners and the famous entertainment console, one bathroom behind the kitchen, and two bedrooms in the back. It’s in Prime West Village, great for walkability, restaurants, and charm.

quick note: the interior was a studio set. the exterior is real. the layout you know isn’t inside 90 bedford.

My take on fundamentals: light 3/10 (faces the back), layout 6/10 (you enter through the kitchen but the living room can fit a canoe), location 10/10.
Estimated rent today: ~$6,500/mo, based on recent off-market comps at 90 bedford on streeteasy.
