Licensed Inspector Called It PVC. It Was Polybutylene.

I walked the house before the next inspection and caught what the licensed pro missed. That mislabel changed everything about the purchase.

PB piping is known to fail. It affects insurance. It affects future repairs.

Inspectors are human. Misidentified materials happen.

My client still chose to buy, but they did it with accurate information instead of a wrong label.

People treat inspection reports as gospel because they come from a licensed pro. A second look isn’t distrust. It’s due diligence.

The goal isn’t to kill the deal. It’s to make the decision on real facts.

If your inspection flags or clears something major and it doesn’t sit right, get another set of eyes.

Buying with accurate information is always better than buying on an assumption.

People talk themselves out of house hacking because they think renting a room will triple their property tax.

It won't.

If it's still your primary residence and you live there, renting one room generally doesn't cost you the 4% owner-occupied treatment. That treatment is tied to it being your legal residence, not whether someone else lives there too.

Where people get burned: renting the whole place or running it as a short-term rental. That's when you lose the owner-occupied treatment.

Living there with a roommate is completely different from moving out and leasing it.

House hacking to afford your first place? Strong move. Just confirm your exact setup with the county assessor so the tax surprise doesn't eat all your rent.

Family closed on the house before they ever set foot in it. Before they moved in, the water heater had ruptured and the gas regulator failed wide open.

Here's the thing: a closed sale tells you nothing about what happened to an empty house over winter. Frozen pipes. Failed systems. Nobody watching it.

I coordinated a plumber to replace the water heater before they arrived. During reinstall, we caught that the natural gas meter regulator had also failed.

The gap between closed and livable is where people get hurt.

Buying sight unseen is common for military families on orders. Do it—but build in a real walkthrough and systems check before moving day. By someone you trust on the ground.
