Real Estate Moment: First Showings vs. Second Showings

One of the things I have learned from working with buyers is that first showings and second showings are different experiences. 🏡

During a first showing, buyers are often focused on how a home feels. They are noticing the natural light☀️, the layout, the character of the home, and whether they can imagine themselves living there. 🏡

By the second showing, buyers tend to become much more analytical. They are thinking about room dimensions, furniture placement 🛋️, storage, and how the home will function in everyday life.

As a buyer's agent, I am also paying closer attention to items that may come up during a home inspection so buyers can make a well-informed decision before preparing an offer.🪟

Congrats to the buyers on the purchase of a 3 bed 3 full bath 1800 sqft townhome 🏠 with a first floor primary suite, central air, and an attached garage in Northampton for less than $800K! 💰

Actually, the sale price was $444,000.

As you might imagine this is a unique property.🏠

A key feature is that 800 sqft of living space is on the lower level of the home with a beautifully windowed 🪟walkout basement.

This feature does something unusual to the home’s value, it lowers the appraised value 💰 alongside increasing the value for the homeowners.

This is because bank appraisers typically give 50% value to finished living space below grade.

Yet, beautifully finished below-grade spaces with plenty of natural light ☀️ and a walkout can be a true highlight of a home as was the case here.

Super happy for the buyers who had considered multiple condo communities prior to finding this home. 🏠

Among the criteria were outdoor space 🌳, well-managed HOA, location, and property condition.

Congrats to my buyer on the purchase of a Gables townhome in Northampton!

The buyer needed a place that could accommodate a dog 🐕 , be renovated to suit design priorities, and be close to family. 💕

It took considerable searching in Greenfield, Holyoke, Chicopee, and Northampton. Ultimately, we landed on a spacious Northampton 2 bedroom townhome with a deck. 🏡
