Would you pay a little more upfront to potentially pay less each month? 💰🏡 That’s the idea behind mortgage discount points. You pay an upfront fee at closing in exchange for a lower mortgage interest rate.

But paying for points isn’t automatically the best choice for every buyer. One of the biggest things to consider is your break-even point: how long will it take for your monthly savings to equal what you paid upfront? If you plan to sell or refinance before reaching that point, the math may look very different.

Before buying points, ask your lender to show you the cost, monthly savings, and break-even timeline so you can compare your options.

A title commitment is a document issued before closing that outlines the conditions under which a title company is willing to provide title insurance on the property. It can include important information about the property’s ownership, requirements that need to be addressed before closing, and exceptions to title coverage, such as certain easements or restrictions. In other words, it helps uncover potential title issues before you officially become the owner. 👀

Real estate comes with a LOT of paperwork, but knowing what those documents actually mean can make the process feel much less overwhelming!

✨ The idea is to repeat similar colors, materials, or decorative elements at different heights and positions, so your eye naturally moves between them - creating an imaginary triangle across your shelves.

For example, you might repeat a warm wood tone in three different spots, use greenery at varying heights, or carry the same accent color from one shelf to another. 🌿📚🏺 And remember: you don’t have to fill every inch!
