Thinking about moving to Collingswood, NJ? Here are 7 reasons this walkable South Jersey gem keeps stealing people’s hearts (mine included).

In this video, I’m breaking down what makes Collingswood such a special place to live:

🚶 Walkable downtown — Haddon Avenue is packed with restaurants, coffee shops, and local businesses, all within walking distance for most residents.

🍽️ The food scene — Collingswood punches way above its weight for a town this size, with some of the best BYOBs in South Jersey.

🚆 PATCO access to Philly — a quick train ride puts you in Center City in about 15-20 minutes, making it perfect for commuters who want suburb living with city access.

🎪 Community events — from the farmers market to seasonal festivals, there’s always something bringing neighbors together.

🏡 Housing variety & value — a mix of classic homes at a range of price points compared to nearby Philly neighborhoods.

❤️ The overall vibe — small-town feel without sacrificing convenience or culture.
If you’re considering a move to Collingswood or anywhere in South Jersey, drop a comment or reach out — I’d love to help you find the right fit.

CLOSED in Point Breeze 😎

This one is a perfect reminder that real estate works out exactly the way it’s supposed to.

🙌 Melanie and Alex lost out on their first offer — and yes, it stung. But they bounced back quickly, and it turns out that “no” was just redirecting them to the right house all along. When this one came along, they were genuinely relieved the first deal didn’t work out.

🎯 We went into a multiple-offer situation and strategized on how to compete — and they totally understood the assignment. Aggressive enough to win, smart enough to stay within their comfort zone. That’s the sweet spot.

🏡 From there? Smooth as glass. I really can’t emphasize that enough. The appraisal passed with flying colors, the inspection was as close to perfection as it gets, and working alongside my go-to lender, Tara Gore at Movement Mortgage, made the financing side seamless too.

So grateful for clients who trust the process (and trust me!) even when it’s hard. This is why I love what I do. 💛

Congratulations again, Melanie & Alex and their cats, Cassie + Clementine — welcome home! 🎉

Parking in Philadelphia 🚗 isn’t one-size-fits-all — street parking, metered parking, and renting a spot vs buying a home with dedicated parking are four completely different situations, and knowing the difference can save you time, money, and a lot of frustration.

In this video, I’m breaking down how each one actually works:

🅿️ Residential Street Parking — how Residential Permit Parking (RPP) works and what it currently costs

🕐 Metered Parking — where you’ll run into meters and how Philly’s rates and time limits vary by neighborhood.

🏠 Renting a Spot vs. Buying a Home with Parking — the real cost comparison: what a monthly rented spot or garage runs you in different parts of the city, versus what it actually adds to a home’s price tag if you buy somewhere with a driveway, garage, or dedicated spot — and when each option makes more financial sense.

🚙 Neighborhoods with the most Private Parking - there are some neighborhoods that have an abundance of private parking. Think your own driveway, garage, or community lots.

If you’re weighing whether parking should be a dealbreaker in your home search, or just trying to figure out how to park like a local, drop a comment or reach out — happy to walk you through what makes sense for your situation.

Why Condos Appreciate Less in Philly 📉

In this video, I’m breaking down the real reasons condos in Philadelphia tend to appreciate slower than row homes, twins, and single-family homes: from land ownership and building supply, to HOA fees, special assessments, and buyer pool size. I’ll also cover why this trend is especially pronounced here in Philly compared to cities like New York.

Whether you’re weighing a condo against a house for your first purchase, or you already own a condo and are curious about its long-term value, this video will help you understand the real tradeoffs — not just the surface-level warning.

Off-market in Swarthmore

Where classic Georgian bones meet a renovation so thoughtful, it feels like it was always meant to be this good. Original tile foyer, a living room with custom moulding and a gas fireplace, a dining room with a showstopping wet bar and its own fireplace — and that’s before you even reach the kitchen. Quartz island, Goebelwood cabinetry, and a magnetic induction range flow into a barrel-vaulted family room with fireplace number three and a dramatic tile wall. Oh, and there are three screened porches. This house does not mess around with indoor-outdoor living.

Upstairs, a primary suite with a private porch for morning coffee, two more bedrooms with a porch of their own, and a second-floor laundry that just makes life easier. The third floor adds two more spacious bedrooms and a full bath — hello, guest suite or teen hangout. And the walk-out basement? A second wet bar, two rec areas, a work counter built for Legos or homework, a second laundry hookup, and a two-car garage. Every level was designed to invite you to live and gather.

All of this two blocks from Swarthmore Rutledge Elementary, the Swim Club, downtown Swarthmore, and the SEPTA line into the city. New plumbing, new heat pump, smart LED lighting, top-tier insulation — this isn’t just a beautiful house, it’s a beautifully done house, ready for its next chapter.

Listed by Heidi Foggo (https://www.compass.com/agents/heidi-foggo/) @ Compass for $1,795,000

📩 DM me for a tour while it’s still off-market!

Philadelphia is home to over 150 distinct neighborhoods, and if you’re new to the city, figuring out where you actually belong can feel overwhelming. In this video, I’m breaking down the major Philadelphia neighborhoods people ask me about most — Fishtown, Northern Liberties, and Olde Kensington, Fairmount, West Philadelphia, Point Breeze, Queen Village and Bella Vista, East Passyunk, Mt. Airy and Chestnut Hill, and Manayunk and Roxborough — covering what each one is really like, who it’s a good fit for, and what type of housing you’ll find there.

This video will help you understand what makes each neighborhood distinct — from housing style and walkability to vibe and commute.

If real estate doesn’t work out, I’m fully prepared to pivot to selling mini splits full-time ❄️🔥— that’s how much I believe in them.

Genuinely one of the best purchases I’ve made across either of my homes.

No ductwork drama, way more efficient than central air, and the control you get room-by-room is a game changer (RIP fighting over the thermostat ☠️).

If you’ve been curious about cost, installation, or whether they’re actually worth it for your place — drop a comment or DM me.

📩 Send me a message — always happy to nerd out about this stuff.

🤷🏼‍♀️ Ever wonder why two nearly identical homes — same square footage, same neighborhood, even the same block — can sell for a 10% price difference?

I’m breaking down exactly how home pricing works in 📍Philadelphia: the steadfast rules, the exceptions, and the factors most buyers and sellers never think to ask about. This is exactly why it matters to work with an agent who specializes in the city itself, not just someone who holds a license here.

Whether you’re buying, selling, or just curious why Philadelphia pricing feels so unpredictable from the outside, this video will help you understand the real factors driving value block by block.
