CHESSBOARD HOUSE FOR SALE! ♟️

You voted in stories and I’m here to deliver: a gander at 1 of the 8 “chessboard houses” built by Keasby & Mattison Co for their executives in 1894 in Ambler, PA. The builder of these homes was Dr. Richard V. Mattison, and his company produced the largest amount of Asbestos products at the time. He was even known as “The Asbestos King,” YIKES.

Brightly colored and eightfold gabled, it’s giving eccentric castle vibes, which is appropriate as it’s called “The King’s Bishop.” Just wait until you see the inside! (And for fun, you should also google the street it’s located on to see some of the other houses!)

Now honestly, these bright interior colors are a bit of an odd pairing with the warm wood tones and historical character of the house, but let’s not get caught up in the wrong details. Settlement Yesterday with Stan & Sam!

You may remember these folks selling their cute house in Queen Village a few weeks ago (you remember the old gas station with the big windows, right??) and now it was their turn to be the buyers.

Let’s turn back the clock to March when my SHORTSTACK BOOK CLUB friend Ria Capone texted me about sending my number to her friend looking for a bigger place. I got connected with Sam as she was smitten with a house in Queen Village that was the perfect upgrade for their family. We checked it out while Stan was out of town, and visited a few times with her mom, a friend, the kids etc. and made a plan to see it when Stan was back in town and got prepped to list their house. She was MOTIVATED.
Anyway, Stan comes home, we see that house but something was tingling, they wanted more outdoor space, more fresh air, a creek perhaps…so we checked out a few super unique midcentury/contemporary houses in the suburbs and were shocked when we found THE ONE. A custom built single owner house built in 1982 with 4,000sqft, wrap around porch, grand room and a huge yard that backs up to a creek. Yeesh!!

We quickly wrote up an offer, went under contract, sold their house in the city, and upgraded to this insane situation in what feels like the country. Negotiated some big repairs (hello $30k septic) and had a smooth settlement with an immediate move in.

Was a pleasure working with them, so glad Ria trusted me to help her dear friends. And on top of that it’s such a cool house. Remember that false bathroom wall into panic room? Yup that’s this one.

PROOF OF LIFE / OOO

Finally got out of town and took a trip to the great state of Oregon. Got to hike the 40mile Timberline Trail on Mt Hood with some friends full of wildflower meadows, saw a Western Tanager, strolled around in Portland, ate some good food, found some free rocks (!) and headed out to the coast to beat the heat, where I caught this insane sunset with the fog rolling in.

Excited to get back after some R&R while Claire holds things down at HQ. LETS KEEP THIS VIBE GOING

I know I always say this but there was a VERY special closing earlier this week. 🥲

Rebecca and I met as many do, walking our dogs through Dickinson Square Park multiple times a day. We were neighbors in Pennsport (Go Falcons!) who ended up becoming friends after our dogs linked up. It’s worth saying Rebecca and her pup Kimba make friends everywhere they go, and down there it was no different.

Anyhow, flash forward 5+ years and we’re both living up in NW Philly and she reaches out with an interesting proposal: landlord wants to sell, so she wanted to buy the house she was renting. We started by running some comps, checking out other potential properties before deciding that this was a great opportunity. From there we got all our ducks in a row with a pre-inspection and contractor quotes to ensure that once we presented our offer that nothing would change. We got to a number, the landlord accepted it and we moved forward. Rebecca’s family was also involved and it was great to help them navigate an unorthodox approach to home ownership.

Was great to have all parties walk away with smiles on their faces and knowing Rebecca has taken control of her living situation, huge!

Thanks for trusting me, I’m so lucky to be supported by my friends and neighbors to get to keep doing this everyday. Looking forward to seeing those renovations, gonna be amazing.

HAPPY SETTLEMENT STEVE AND CORAL

First settlement today with these folks in Fishtown. Steve and I know each other through mutual friends from back in the day. Back in March as they were getting ready to start the process as first time buyers they reached out to see about working together. We immediately met up at (a neighborhood institution) and went over the process. They were early and thought it might be a year until they bought. But destiny had other plans and they got pregnant shortly after, we now had a hard deadline.

After a few months with a couple offers and a bunch of showings we locked in a great house in Fishtown with a roof deck and finished basement, from there the pieces fell into place. Space to grow, space for guests and walkable to everything in Fishtown, we even negotiated money towards closing costs and repairs, a WIN/WIN. I couldn’t be happier for these guys.

Been loving reconnecting with folks from various walks of life to help them through not just this wild journey called “home buying” but also the next steps of “home ownership”, the party doesn’t stop!!

Thanks you guys, so proud of you and so grateful to have earned your trust thoughout this process. 🙏
