Just listed on this gorgeous Friday: 6200 Wissahickon Ave.

Perfectly situated between TWO parks with a huge backyard, this is a Northwest Philly dream! One of the owners’ favorite things about the house is that you can see green outside of every window!

This 4 bed, 1.5 bath Germantown Dutch Colonial is located in the one and only Blue Bell Hill neighborhood and is cozy AF with its farm house style, wood-burning stove, deep windowsills, warm oak floors, and converted attic.

This jawn was built in 1860 and was part of the original Paper Mill infrastructure that occupied the Wissahickon before the city got ahold of the land and turned it into 🎵the greatest park in the world🎵. It has charming details throughout like a porthole window, dutch door, wainscoting, a built-in bookcase, stained glass details, and skylights.

I love the straight through floor plan, double sliding glass doors that look out onto the patio and yard, walk-out basement, and side-gate. It’s walkable to the Tulpehocken train station, the Wissahickon, and neighborhood faves like , Salam’s Cafe, and .studio. It’s just a short drive to both coops, , , Awbury Arboretum and more, plus you can be in Center City in 25 minutes.

This is a special one. Listed at $480,000 by ME of . LINK IN BIO đź”—

Loving the outdoor extras like two porches, front and back yards, a pond and waterfall. The mix of flooring in the main house is also fun, a combination of original oak parquet, salvaged oak laid on the diagonal, and original pine flooring. Continuing with the architectural details inside, we have landings with original leaded glass windows separating each floor, curved plaster nooks, coffered ceilings, a limestone mantel...to name a few.

Like many Philly stories, this one begins at a gas station. ⛽️

Yes, this sun-drenched corner townhouse in Queen Village was once a gas station AND THEN a tailor shop before becoming the gorgeous single family home I’m sharing with you today.

This unique three-story, 2 bed/ 2 bath has both south and east-facing floor-to-ceiling windows with window seats, a wood burning fireplace in the living room, and lower level eat-in kitchen with a pantry, laundry room, and light well. On the second floor, you’ll find a large bedroom w/ two closets and a full bathroom. The third floor is lit by a skylight and features a large primary bedroom w/ sliding barn door and a bright ensuite bathroom. The primary bedroom is spacious with two closets, and the bathroom features a large dual sink vanity and walk-in shower. Outside there’s an original cornice, permanent patio table, and trash hideaway.

Near elites like Royal Sushi & Izakaya and OGs like Famous 4th Street Deli, plus local faves like Shot Tower Coffee, Ox Coffee, Tattooed Mom’s, and New Wave Cafe. You can shop on Fabric Row, play on the waterfront, and jump on either I-95 OR public transit too! But honestly, you’re probably just going to walk.

This IS your grandmother’s South Philly row! 🕯️

A 16-foot wide corner jawn that was custom-built in 1964 and is being offered FOR THE VERY FIRST TIME by the original builder’s family. Love to see it.

On the first floor, we’ve got Tofani exterior doors, oval arches framing the living room, eat-in kitchen with exposed beams, a full bath, and custom interior doors throughout. There’s also side entry and access to a private rear patio.

Upstairs we have the star of the show: an enormous sunken bathtub and double vanity in the primary bath, woweee. Carpet in the bathroom is wild tho.

3 bedrooms, 2 baths, 1824 sqft right in the thick of East Passyunk with a well-maintained finished basement and a year-old HVAC too.

Listed at $625,000 by BHHS Fox & Roach-Center City Walnut.

Link in bio. Please god someone DM me to go see it.

Settlement Today! 🤝

So excited for Brandon and Sidney, who settled on this cutie in Kensington today. It was only two short months ago that they reached out and we did our first meeting and consult.
This deal wasn’t a walk in the park, we had to negotiate hard to ensure everything was accounted for as there were a few items of deferred maintenance that needed to be addressed. When the dust cleared and it was all said and done we had got them almost $30k total in closing costs and money towards repairs! But don’t worry it’s not just cash in hand, as they are going to have to put that back into the house. The joys of homeownership!

Super sweet folks, we had a great time touring houses and working together in this deal. They even brought me cookies and a bottle of wine as a gift. I LOVE GIFTS. Decisive buyers who knew what they wanted and are excited to get their hands dirty with some renovations. Also there is a cute overgrown lot behind the house they can acquire through the city and have a wildflower garden and the much coveted parking spot. A big win for these folks, and I’m stoked to see what they do with it!

Cheers guys, grateful to be able to help you on this endeavor. You did it!!

Yes, my YARD ENVY continues.

We’re going back to the country to the Mansel Passmore House in Chester Country, of course. Originally constructed c. 1830 and listed on the National Register of Historic Places, this home has undergone a series of expansions over nearly two centuries, evolving into this tranquil **and quirky** 5+ acre property.

The original stone “farm house” has some really interesting moments:
— Three fireplaces on the first floor - one in the foyer, living room, and den
— A gorgeous eat-in chefs’ kitchen with beams galore
— The 2nd floor primary suite has a full bath that features a soaking tub and separate semi-outdoor shower that looks out over the grounds?!?
— There are multiple decks and terraces overlooking mature trees, professional hardscaping, and protected neighboring lands
— Third floor office with a west-facing wall of windows + a bedroom/ full bath and a lower level family room that walks out to the rear yard

Other than the main residence, there’s a lot going down on the ol’ homestead: a detached three-bay garage with a studio above that houses a bedroom and full bath; attached bank barn with concrete flooring, running water, full electrical service and a half bath that’s currently used as a professional-grade workshop; and an office with a vaulted ceiling and exposed beams also attached to the bank barn and garage. There’s also an original springhouse and an equipment shed. Whew.
