My Little Battle Buddies 🐾❤️

Today my gorgeous girls came to work with Mommy and rode shotgun while we tackled vacation rental checkout inspections. They watched me hustle from house to house, spot-cleaning, restocking extra paper towels, checking every little detail, and getting everything picture-perfect for 11 new guests arriving.

Being a property manager isn’t always glamorous—it’s long days, lots of sweat, and making sure every guest walks into a home that feels clean, comfortable, and cared for. But having these two loyal sidekicks along for the ride makes every crazy day a little sweeter.

They may not fold towels or make beds, but they’re excellent supervisors, professional treat inspectors, and the best emotional support team a hardworking mama could ask for. 🐶🐶

1. Get pre-approved FIRST (seriously, do this before you even look)
2. Know your neighborhoods (schools, commute, community—not just price)
3. Understand VA loan rules (no PMI, no appraisal tricks, no surprises)

HOA stories that make me want to flip a table.

Just had a client get denied for a pool renovation that would've increased their property value by $40K. The reason? "It doesn't match the architectural guidelines." The existing pool was from 1987.

Another owner got fined $500 for having a guest park in the visitor lot too long. A GUEST. In a VISITOR spot.

Here's the truth: HOAs can be amazing (community, security, maintained common areas). But they can also be controlling, expensive, and unpredictable.

If you're buying in South Florida, know what you're getting into. Some neighborhoods have HOAs that are chill. Others? They'll nickel and dime you into oblivion.
