Here in the DC, Maryland, and Northern Virginia (DMV) region, we’re seeing signs of a shift. Inventory is up. Homes are sitting longer. And although we’re not officially in a buyer’s market, it’s starting to feel that way in certain pockets.

Extended days on market and price adjustments are becoming more common, especially in areas where buyers have more choices. Sellers are still getting strong offers when homes are priced correctly, but aggressive pricing strategies from 2021 and 2022 just don’t work in this climate.

If the Fed hints at future rate cuts, we could see buyer activity pick up. But if rates hold or rise further, sellers may have to make more concessions—whether it’s in pricing, closing costs, or flexibility.

Today’s Tale of Two Housing Markets

President Trump said Tuesday he plans to let Jerome Powell finish his term as Federal Reserve chair, brushing it off with, “he’s going to be out pretty soon anyway.”

This comes after weeks of Trump hammering Powell for refusing to cut interest rates. Just last week, Trump even floated the idea of firing him, then walked it back by saying he’s “not planning” to—though he didn’t completely rule it out.

Legally, firing Powell would be tricky. The Fed was designed to be independent of political pressure, and trying to remove the chair could trigger a legal fight and shake financial markets.
