Buying your first home in San Diego? Avoid these mistakes that could cost you THOUSANDS 💸👇
1️⃣ Waiting for “perfect” interest rates
A lot of buyers wait too long hoping rates drop… meanwhile home prices keep rising. Waiting 1 year for rates to drop 1% while prices rose $40K…you didn’t save anything.
2️⃣ Falling for the pretty upgrades
Cute kitchens are great but old plumbing, roofs, or electrical can get VERY expensive later. Always get an inspection. If you waive it, at minimum do a pre-inspection before submitting.😅
3️⃣ Not checking the monthly payment carefully
Mortgage + property taxes + homeowner’s insurance + HOA + utilities. In San Diego that can easily add $800–$1,500/month on top of your mortgage.
4️⃣ Choosing the wrong neighborhood
The house matters…but so does traffic, parking, walkability, and your day-to-day lifestyle. Buyers who skip visiting the neighborhood at different times of day…rush hour, weekends, often end up wanting to move within 2 years. That’s two rounds of closing costs.
5️⃣ Skipping insurance quotes before offering
Especially near the coast 🌊 and wildfire zones. Some homes have WAY higher insurance costs than buyers expect.
