San Francisco BMR condo — sold in a process most agents avoid entirely. 🏙️

This wasn’t a typical listing. Below market rate condos in SF come with 120+ days of city approvals, strict regulations, and a lottery system that can fall apart fast with the wrong team. My seller needed someone who had been through this process before — and knew how to make it work.

I’ve handled BMR and DALP properties before, so I knew exactly when to launch, how to position the home to attract qualified applicants on the first try, and how to guide my seller through every city requirement along the way. This one has a story 🏠

1906 single family homes are still scattered across San Francisco. Homes with history exist all over San Francisco & my clients get to own a piece of it.

Here’s the thing: it came with quirks. Unique layout, size limitations & some risks a buyer has to consciously agree to take on.

My buyers: strict budget, hoping for a single family home & wanting something special.

They trusted me completely, listened, let me guide strategy, & we got it! Not because of price, but because of our strategy and communication.

That’s the part that never gets old. 🫶🏼🎉

My American Dream TV episode drops June 20th and this quote has been living in my head since we filmed.

I think about my clients a lot when I see something like this. The ones who came to me after getting outbid three, four, five times. The ones who almost gave up on San Francisco entirely. The ones who had to get a little obsessed, & maybe even a little delusional, about what they wanted before it finally happened.

That’s actually what this city asks of you. The market is tough. The competition is real. But the people who end up with keys in their hand are almost always the ones who refused to stop believing it was possible.

That’s the version of homeownership I want for you. The stubborn, relentless, it’s-actually-happening kind.

Fourteen properties. One day. A lot of miles on the 101.

Choosing a San Francisco neighborhood is basically choosing a personality.

Inner Sunset: happiest with coffee, a book, and Golden Gate Park.

The Mission: somehow always knows what’s happening before the rest of us.

North Beach: one espresso turns into a four-hour afternoon.

Noe Valley: accidentally spent $200 at the farmers market.

The Marina: your social calendar is a full-time job.

Hayes Valley: found a new wine bar before anyone else.

San Francisco real estate market is its own beast in comparison to elsewhere, and if you’ve been in the market or trying to enter it, you get what I’m saying.

Buyer fatigue is real right now! People are disappointed with the low inventory, high rates, large sales prices and feeling defeated.
