A few things I’d tell you over a martini that I’d probably say a little more diplomatically during our actual real estate meeting.

The truth is, buying or selling in San Francisco comes with a lot of opinions. Friends, family, Zillow, the internet, the neighbor who sold three years ago...

My job is to cut through the noise, look at the actual numbers and circumstances, and tell you what I think you need to know, even when it’s not necessarily what you want to hear.

Because good representation isn’t about telling you what sounds good.

It’s about having someone in your corner who will help you make a smart decision with the information in front of you.

And yes, I may have another martini while we’re at it.

A one-bedroom San Francisco cottage with its own front door, a little more privacy, and the kind of character you don’t always get in a condo.

And then there’s the location: steps from Ocean Beach, with the coast as your backyard.

For anyone who wants the simplicity of a smaller home without giving up the feeling of having a place that’s truly your own, this is a pretty special SF option.

One of the first things I look at when I’m walking through a San Francisco home?

Not the countertops. Not the paint color. Not even the layout.

**What was actually permitted?**

That extra bedroom, finished lower level, laundry room, bonus space, or outdoor structure may look great, but the real question is whether it was legally built and what it’s permitted to be used as. And this is not a deal breaker either way, but it’s vital to understand so that you get the full picture!

In San Francisco, there can be a lot more to a home than what you see during a showing.

And this is exactly why I tell buyers: don’t just fall in love with the house. Understand the house.

Permits, plans, disclosures and property history can all tell you a very different story.

It’s not the most glamorous part of buying a home, but it can be one of the most important.

Living in San Francisco long enough means you eventually start speaking a language that makes absolutely no sense anywhere else.

“The City.”
“The Richmond.”
“The Wiggle.”
“Across the Bay.”

And somehow, locals know exactly what you mean.

Then there are the ones that make someone new to San Francisco stop and say, “Wait… what does that mean?”

That’s one of my favorite things about this city. There’s so much shorthand, history, and local context baked into everyday life that you really only pick it up by being here.

Here are a few sayings and phrases that immediately tell me someone knows San Francisco.

I mean, no shade to LA. But you could be 20x happier in San Francisco 😉

I know Southern California has its charms, I’m just not sure any of them are worth giving up foggy summer mornings, Golden Gate sunset, mellow weather when the rest of the country is melting & the fact that you can go from city streets to the beach to the redwoods without leaving the Bay Area.

Plus, I’ll take a neighborhood with personality over sitting in traffic on the 405 any day.

San Francisco isn’t perfect. But that’s kind of the point. It’s weird, beautiful, walkable, dramatic, and somehow always gives you a reason to fall in love with it again.

San Francisco is actually going to be HOT this week, so here are 4 things I’d put on my calendar Tuesday–Thursday:

⚾️ Catch the Giants vs. Cardinals at Oracle Park
🌊 Spend the afternoon at Crissy Field
🎸 See Weezer at Chase Center
🎹 Check out the opening day of Flower Piano at the Botanical Garden

Basically, if you’ve been waiting for an excuse to actually take advantage of a warm San Francisco week, this is it.

And yes, I know a heat wave in SF is basically a citywide event in itself.
