For someone earning minimum wage, that timeline stretches to a staggering 44.2 years. These numbers highlight the unique challenges we face as buyers in California, where geography limits new development—hemmed in by the Pacific, mountains, and protected land, our housing options are concentrated in coastal corridors where land values soar. To add to that, tax policies often keep current owners in place, while strong job growth in tech and healthcare continues to attract new residents competing for limited homes.

Lately, I’m noticing more buyers exploring options beyond their usual neighborhoods—and the numbers truly reflect this shift. With affordability top of mind, 60.1% of homebuyers are now looking outside traditional metro areas for their next property, a significant jump from the 48.2% we saw before the pandemic. In pricier markets, it’s even more pronounced: over 90% of buyers are considering homes elsewhere. Interestingly, the demand for new homes is especially strong among out-of-market buyers who are drawn to more affordable regions in the South.

The median list price dipped 2% to $1.35M, and homes are spending an average of 40 days on the market. As someone who has spent nearly two decades both living and working in the Bay Area, I know how quickly things can shift—even small changes can make a difference for buyers and sellers alike.
