If you’re thinking about selling your home, what’s the #1 thing you should do before putting it on the market?

Get a home inspection.

After more than 25 years selling real estate throughout 30A, Santa Rosa Beach, Inlet Beach, Destin, Miramar Beach and the surrounding Walton County area, I’ve seen inspections create problems that could have been handled before the home ever hit the market.

A pre-listing inspection gives you two big advantages:

1. You can identify issues and make repairs on your own timeline, before a buyer discovers them during their inspection.
2. If there are items you don’t plan to repair, you can disclose them upfront and account for them during negotiations.

The goal is simple: fewer surprises.

Once you’re under contract, an unexpected inspection issue can change the entire negotiation. Finding out beforehand gives you more information and more control over how you handle it.
