“Should we sell now… or wait another year?”

It’s one of the most common questions I hear from long-time homeowners in North County San Diego.

For families who’ve lived in their homes for 20, 30, or even 40 years, this decision isn’t just about the market. It’s about timing, security, future plans, and protecting what you’ve built.

Sometimes waiting makes sense.
Sometimes moving forward is the right step.

What matters most is understanding why.

I shared my thoughts in this week’s blog, based on years of working with homeowners and families navigating downsizing, trusts, and long-term planning.

San Diego Real Estate Update: May 2025

The latest housing data shows a shift across North County & San Diego County (overall):

- Median home prices are still up
- Inventory is rising fast
- Days on market are increasing
- Sales are up—but just slightly

This isn’t a downturn, but it’s no longer the ultra-competitive market we saw in early 2024. More homes are being listed than sold, which gives buyers more leverage. Sellers who want strong results need a smart strategy from the start; pricing, timing, and presentation matter more than ever.

If you’re wondering how this shift affects your home’s value, let’s talk. I’m happy to give you a clear, custom breakdown of what’s happening right now in your neighborhood.

Send me a message today or read the full breakdown on the blog @ https://www.sdhomeswithjessica.com/insiderealestate/san-diego-housing-market-update-may-2025

I’ve seen the comments:
"Realtors only care about commission."
Sometimes, that’s true... but it’s never been how I operate.

I didn’t get into real estate to fix the industry. I got into it to guide people through one of the biggest decisions of their lives. Over time, I discovered just how much the industry needs better support for new agents.

Most new agents are not taught how to write strong offers, negotiate repairs, or run a business. When I started guiding others through transactions, I realized the system needs improvement.

I became a certified mentor to help change that. Sharing knowledge and raising the standard benefits everyone involved in a transaction.

If you're new to the industry or know someone who is, let’s connect. My team will be hosting agent events... and there's always room at our table.

Years ago, I hosted an open house in Scripps Ranch for a home that hadn’t been touched since the 1970's; cracked slab, outdated kitchen, mustard-yellow rotary phone on the wall. Most people saw a project.

But not this couple. They saw possibility. After losing out on more than ten homes, they were tired and discouraged, but this one felt right. It was close to the school they loved, had space for their in-laws, and a backyard perfect for their dogs.

There were other offers (investors wanting to flip it), but my clients wanted to live in it. To build their life there. And they asked me to represent them, with one specific request in their offer: the yellow rotary phone had to stay.

Years later, I got a voicemail from a number I didn’t recognize. It was them—calling from their beautifully renovated kitchen, proudly using that same yellow phone. They wanted me to know how much it meant that I helped them win that home, and how happy they were.

That call reminded me why I love my job; it's not just about finding a house; it's about finding a home. 💛

"That was me, justifying my nugget ice maker like it was a national treasure (and honestly, it kind of is). But here’s the thing—just because I love it, doesn’t mean every buyer will.

When you’re upgrading your home, it’s easy to confuse personal taste with resale value. So how do you strike the right balance? Personalize the small things. Be strategic with the big ones.

If you're thinking of remodeling (or even just swapping out appliances), here’s how I help clients enjoy their homes now without hurting their future resale.

Teens test limits. So does the housing market.
They change their minds, get emotional, and want to be heard—not fixed. Sound familiar?

Whether I’m guiding first-time buyers or helping long-time homeowners prep for a sale, I bring the same steady approach I’ve used at home:

✔️ Stay calm under pressure
✔️ Listen first, guide second
✔️ Set clear expectations
✔️ Focus on progress, not perfection
✔️ Support people through emotional transitions

Real estate is rarely smooth—but it doesn’t have to be stressful.

I've weathered enough teen drama to know: with the right support, you'll come out the other side just fine.

Thinking about a move? I’d love to help you navigate it with clarity and care. Full story is up on the blog: https://www.sdhomeswithjessica.com/insiderealestate
