Spent this morning sitting at a kitchen table with a family I've come to love.
Three generations, one big decision, and a pot of coffee that kept getting refilled. ☕💛

📋 5 Things to Do BEFORE You Call a Real Estate Agent 📋

I know that sounds backwards coming from a Realtor — but hear me out. The sellers who feel the calmest, most confident, and most in control of their move are the ones who do a little homework first.
So here's your free, no-strings-attached checklist. Save it. Share it. Use it whenever you're ready. 💛

✅ 1. Take a slow walk through your home — like a buyer would. Start at the curb. Walk in the front door. Notice what you stopped noticing years ago: the squeaky hinge, the scuffed baseboards, the closet you've been avoiding. Don't fix anything yet. Just notice. This is your starting point.
✅ 2. Gather your "house paperwork." Find your mortgage statement, property tax bill, HOA documents (if any), recent utility bills, and any records of major repairs or upgrades. Drop them in one folder — physical or digital. Future-you will thank present-you.
✅ 3. Have an honest conversation with the people involved. Spouse. Adult kids. Anyone whose life this move touches. You don't need every answer yet — just start the conversation.
