Congratulations to my second time clients on what is hopefully their forever home!

They found a really lovely new construction nearby but it didn’t really have good terms and conditions and the payment and product we’re just not lining up for them so I suggested this other neighborhood/builder and they were able to get absolutely everything they wanted.

Five bedrooms, three bathrooms, a loft, washer, dryer, fridge, garage remote, huge amenity center, ample yard and a payment of around $2600 with a permanent rate buy down of 4.99% and all closing costs covered!!!! And they agreed  to take a hime sale contingency and give my client a little bit of time to sell their property. 🥹

Another one in the books!
And not to sound cocky, but this is why you need someone who has experience!
I was able to negotiate this house down $25,000 from the sales price on top of that I was still able to negotiate the buyer an additional $20,000 in seller concessions to pay down their rate  and cover all of their loan expenses to make the home more affordable and even on top of that was able to get them $7000 towards repairs to their preferred vendor. This saved my client $52,000 ‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️‼️
