I’ve walked through thousands of homes in Metro Atlanta, and I can usually tell within 5 minutes if a homeowner stayed on top of maintenance… or if they’ve been playing “ignore it and paint over it.”
Most buyers miss these completely.
And then they pay for it right after closing.
1) Black gunk/soft floor at the toilet base
Likely a leaking wax ring. Metro Atlanta repair can run $1,500–$4,000+.
2) Peeling/black caulk in tubs/showers
Water gets behind the tile = mold risk. Remediation often $1,200–$4,300.
3) Dryer vent packed with lint
Fire hazard + “they ignore what they can’t see.” Cleaning is usually $120–$400.
4) HVAC filter that looks like carpet
That system’s been struggling. Full replacement in Atlanta is often $6,000–$15,000.
5) Ceiling stain that’s “mysteriously repainted”
Could be an old leak… or an active one. Roof repairs can be $300–$1,000+, and damage can climb quick.
None of these alone is a deal breaker.
But stack 2–3 together? That’s deferred maintenance—and the next owner pays.
