Not all homes are created equal.
One of the most important parts of my job is setting realistic expectations. Many homeowners wonder why a home with similar square footage sold for more than theirs. The answer is that square footage and condition is only one factor.
Architectural style has a real impact on buyer demand. A Center Hall Colonial, Ranch, Cape, Split-Level, Bi-Level, or Contemporary home may offer similar living space, but they don't all attract the same number of buyers and that can directly affect the final sale price.
Here is what I a see aligns with buyer behavior in order of preference using Somerset, Union and Morris Counties:
1) Center Hall Colonials
2) Updated custom Colonials
3) One-floor Ranches
4) Farmhouse-inspired homes
5) Split Levels
6) Capes
7) Bi-Levels
That's why pricing a home isn't about picking a number you hope to get. It's about preparing the home to show in its best light, understanding the market, buyer preferences, your home's style, condition, location, and competition. My goal is to provide honest guidance so you can make informed decisions and achieve the best possible outcome.
If you're curious about your home's value in today's market, I'd be happy to provide a no obligation market analysis.
